How It Works?
GeoFlat is an innovative real estate platform in Georgia that allows only verified brokers to register and work. Regular users can publish properties, but such listings automatically transfer to our brokers' management. Brokers verify mortgages, debts, and all property details, recording them in the listing. Buyers are protected from hidden fees — the price on the site is the price they pay.
Purchase Process
Selection and Visit
Choose a property and schedule a visit: physical inspection, online viewing via video call, or 3D model with a broker
Contract Creation
Create a detailed contract together with our broker, which will be available in your personal profile
Deal Conclusion
Conclude a notarial agreement or contract with three parties: broker-witness, owner, and buyer
Completion
After successful completion of the deal, the property is removed from sale or rental on the platform
What Does the Contract Include?
Our internal contract contains all information known to us, including cadastral code, all utility codes, agreement terms, and all participant names with passport data:
Detailed description of property condition
Date and results of property inspection
Complete financial information, including advance payment terms
Information about debts to banks or utility services
All gas, water, electricity identifiers and debt settlement conditions
Agreements of all parties with signatures and seals

GeoFlat is a real estate platform in Georgia created to ensure safe transactions. Our goal is not just listing properties, but helping users conclude safe deals. We work only with verified brokers who accept our rules and take full responsibility for property verification. Each broker specifies on their page their services: whether they provide transportation, document processing, or speak specific languages. The buyer always knows who they're dealing with and what services they'll receive. Broker commissions are paid by property owners, and all site prices are indicated considering broker agreements without hidden fees.

About the Founder
The project was created by Artem Gorlovetsky — a software developer with over 15 years of experience, working in Israel. The platform idea was born from personal experience of searching for real estate in Batumi, when local market problems became evident: lack of transparency, numerous pitfalls, and difficulty in finding honest brokers.
The project's goal is to help people find quality real estate in Georgia and conclude safe deals based on transparency and professionalism.
