GeoFlat — honest real estate in Georgia

GeoFlat — a platform built by buyers for buyers. The project was born from personal experience: a software engineer from Israel, amid instability and war, flew to Batumi with two children (ages 4 and 6) to find a home by the sea. The market is full of dozens of websites and so‑called “brokers”, but in practice it’s chaotic: the same apartment appears with different prices, it’s unclear who the actual seller is, and there are many intermediaries and hidden conditions.

Without a clear understanding of neighborhoods and fair market prices, the search turned into endless trips, calls and disappointments — especially when you’re with children. Everything changed when we met David: he personally checks properties, works without intermediaries, picked us up from the hotel, showed only genuine listings, helped choose the right neighborhood and a specific property to match our requirements, negotiated together with us and looked after our interests. We didn’t pay him directly — the commission came from the seller (a standard practice in Georgia). The most important thing was an honest approach and personal involvement.

That’s how GeoFlat appeared. Buying property in Georgia on your own is risky and time‑consuming, so we created a platform where everything is transparent: verified brokers with real properties, listings published by sellers with the option to select a managing broker, clearly defined services and upfront pricing, plus a personal account with saved favorites, visit requests and the ability to complete a transaction online with a broker.

Our goal is to build a transparent and secure real estate ecosystem in Georgia where buyers have access to information and brokers have a reputation. GeoFlat is not an archive of listings but a tool for buying, selling and renting. We are expanding the service and preparing to launch an online booking system for short‑term rentals across Georgia.
